The final walk-through

Ask to do this with the contractor while containment and air filtration are still running.

  1. Look closely

With a bright light, look at framing, concrete and remaining surfaces. There should be no visible growth, debris or dust.

  2. Wipe a surface

A white cloth or glove wiped across a cleaned surface should come away clean.

  3. See the readings

Ask to see moisture readings on framing and other materials compared with dry reference readings.

  4. Confirm the cause is fixed

The leak, drainage problem or venting issue should be repaired or scheduled with a clear plan.

  5. Decide on verification

If you planned independent verification, it happens now, before the barrier is removed.

Closeout checklist

  • No visible mold, debris or dust inside the work area
  • Removed materials match the scope, or changes are explained in writing
  • Framing and subfloor read dry
  • Any coating was applied only after cleaning and drying
  • HVAC registers inside the area are cleaned before they are unsealed
  • The area outside containment is clean, including the debris path
  • Air filtration ran for the agreed time after cleaning
  • The moisture source repair is complete or scheduled

After the plastic is down

Change the HVAC filter after the job, and keep an eye on the area for the first few months. A hygrometer in the space, or a quick crawlspace look after the first big storm, shows whether the moisture fix is holding. A faint musty smell right after work can linger briefly, but an odor that grows stronger over weeks is a reason to call back the contractor and ask what was missed.

Common questions

What if I find something during the walk-through?
Point it out while containment and air filtration are still in place. Fixing a missed spot is simple at that stage and much harder once the barrier is down and the area is open to the rest of the house.
