The pattern
Illustrative example. Not a real job or customer.
A hypothetical owner of a 1950s home on a deep Wheat Ridge lot has a partly finished basement. Every summer, the paneled wall facing the backyard grows mold along the bottom, and the room smells. Every fall it seems to dry out. A drainage contractor has proposed an interior drain system, and the owner wants to be sure before committing.
- The owner cleans the wall and installs a hygrometer, then starts a log of humidity, wall dampness and sprinkler run times.
- By June the damp band returns on the back wall only, a few weeks after the sprinkler system is turned on.
- Investigation outside finds two rotor heads soaking the foundation and a flower bed sloped toward the house.
- The heads are moved and adjusted, the bed is regraded to slope away, and a downspout nearby is extended.
- Moldy paneling and the drywall behind it are removed inside containment in the fall, and the wall is rebuilt with moisture-tolerant materials and a gap at the slab.
The next summer, the log showed the wall staying dry. The owner postponed the drainage system and kept logging through a second season.
What the log showed
| Period | Sprinklers | Back wall | Basement humidity |
|---|---|---|---|
| Late winter | Off | Dry | Normal |
| Early spring | Off | Dry | Normal |
| Early summer | On, heads hitting the wall | Damp band appears | Rising |
| Late summer | On | Damp, musty | High |
| Fall after shutoff | Off | Drying | Falling |
| Following summer | On, heads redirected | Dry | Normal |
Why waiting made sense here
- IfDampness lines up with a controllable water sourceChange that source and observe for a season before larger work.
- IfDampness continued after the source was removedDrainage options would have been the next step.
- IfWater had been actively flooding the floorWaiting would not have been reasonable; faster action would be needed.
Common questions
- Is a drainage system ever the right first step?
- Yes, when water is entering in volume, when the problem is year-round, or when the source cannot be controlled, such as a high natural water table. In this example, the timing pointed to something on the lot that could be changed cheaply first.
- Why remove the paneling if the wall stayed dry afterward?
- The paneling and drywall had already grown mold over several summers. Drying them out does not remove growth inside the material or on the back side, so the affected finishes still needed to come out.
- How long should a moisture log run?
- A full year captures snowmelt, spring storms, irrigation season and winter. Even a few months across a season change can show a clear pattern.
